β±οΈ APPROVAL TIMELINE– ACC approval is valid for 90 days from date of approval– Projects not completed within 90 days require resubmission
π PERMITS & COMPLIANCE– I am responsible for obtaining ALL required permits from the Town of Miami Lakes and/or Miami-Dade County before starting work– No work may begin until ACC approval is received– All work must comply with: Florida Statutes β Miami-Dade County Code β Town of Miami Lakes ordinances β LNHOA Declaration
π« NO CHANGES WITHOUT APPROVAL– No changes to approved plans may be made without prior written ACC approval
β οΈ HOMEOWNER RESPONSIBILITIES– Locating and protecting all underground utilities (sewer, water, cable, electric, telephone)– Removing all construction debris and re-sodding damaged areas– Any damage to sidewalks, roadways, or neighboring properties– Maintaining proper drainage (cannot alter drainage of my property or neighboring properties)
π FINAL INSPECTION– Final ACC inspection and approval is required upon project completion
π§ ONGOING MAINTENANCE– I am responsible for ongoing maintenance of all approved improvements
βοΈ LEGAL COMPLIANCE– Intentional misrepresentation on this form or failure to comply with HOA covenants may result in enforcement action under Florida Statute Chapter 720″
